After a decade guiding clients through every twist and turn of Toronto’s real estate market, I’ve seen how even small shifts can make a real difference. Right now, average home prices in the Toronto area have dipped just below the $1 million mark—landing at about $993,000, roughly 3% less than a year ago. For many buyers, that price drop brings a bit of relief and opens doors that felt out of reach not long ago.

But with new listings down around 14% (to about 12,100), inventory is tighter, leaving buyers with fewer options to consider. Just over 5,000 homes sold in this period—a 2% decrease year-over-year—so while affordability has nudged upward, reduced selection could mean more competition for the homes that are available, helping to keep prices stable.

What’s supporting buyers right now is a mix of flat mortgage rates and some positive economic signals. Still, concerns about trade, potential inflation, and possible increases in borrowing costs are making some households pause. If inventory gets even tighter and prices start to rise again, buyers might feel the push to act sooner, while sellers could be encouraged by improving conditions to bring their homes to market.
